The Villas at Kinchlow Shores Introduce New “Green” Building Material to Lake of the Ozarks

LAKE OF THE OZARKS, Mo. - The 18 homes that make up The Villas at Kinchlow Shores offer all the amenities you'd expect from a complex in this well-known Missouri getaway: direct access to the Lake, tasteful interior décor and beautiful views. They also offer something unexpected: insulated concrete form (ICF) walls featuring ARXX® high performance wall systems.

"Throughout the entire project, we used the best building products-best for on-going maintenance, for energy-efficiency and for the environment," said developer Dwight Steenhoek. "ICF-built homes are expected to save their owners as much as 50 percent on energy costs."

The Villas at Kinchlow Shores are the only such units in the area Steenhoek knows of that utilize insulated concrete form walls throughout the building structure.

The ICF walls of The Villas at Kinchlow Shores have a solid concrete core that eliminates air filtration and stabilizes temperatures throughout the home. Shifts in exterior temperatures throughout the day do not dramatically impact interior temperatures, so smaller heating and cooling systems are effective in maintaining a comfortable environment.

"ICF structures also require less wood to build, helping to reduce deforestation," added Steenhoek.

The Villas at Kinchlow Shores are outfitted with programmable thermostats that can be set to automatically adjust temperatures when homeowners are sleeping or out enjoying lake activities. When used properly, these thermostats save homeowners well over $100 a year. "Coupling this technology with ICF walls makes these villas the most energy- and cost-efficient of any project on the Lake," said Steenhoek.

Maintenance costs associated with ICF are minimal. The form itself is fire-retardant and resistant to mold and mildew. For homeowners, fees associated with building upkeep will be dramatically lower than those at other complexes, due partially to the properties of ICF structures.

Lower insurance rates are an added benefit for homeowners whose residences were built using stable, low-maintenance ICF walls.

Homeowners of Kinchlow Villas will also enjoy unusual peace and quiet. Each villa occupies its own floor so shared walls are non-existent. ICF walls reduce sound transmission from the exterior, further enhancing the feeling of calm. "When you enter your villa, all you will hear is quiet, solid security," said Steenhoek.

Units at The Villas at Kinchlow Shores, located at the twenty-five mile marker of the Osage, are currently for sale. An open house on April 12 and 13 will give prospective buyers a chance to view these state-of-the-art homes.

To reach the Villas at Kinchlow Shores from Missouri Highway 5 in Sunset Beach, exit at State Road F and follow it to Kinchlow Drive. Signs are posted for the villas to direct traffic. Several of the Villas are already sold. Early homebuyers have the added benefit of choosing from every boat slip option.
