Q:Jerry What is the best way to sell my moms house? It is an older home that has fallen into disrepair. We would like to sell it in an as is condition with no obligations. Is it better to use a cash speculator found in the yellow pages or through a realtor to someone who will fix it up? A quick sale is preferable but two or three months would work to.                                                                             Ed

A: Dear Ed:

 

My answer would depend on the level of disrepair in the home.  Can someone live in the home or is it in such bad shape that it will have to be completely rehabbed?  There may be some good speculators out there but I would be very cautious with who you deal with.  If the property is livable, It would be best to sell the property “as is” to someone who is looking for a fixer upper.   Otherwise you may want to have someone bring the property up to shape or sell it to an investor.  I would suggest that you call a good realtor first to get their opinion.  Best of luck to you, Ed.
