Mills Properties opens Phase II: Beyond the Basics at Katy Trail

“Luxury condominiums from the low $100’s.” The sign off of Highway 364 (Page Extension) at the Arena Parkway exit tells the story. And now the story has a part two, as in Phase II of the Boulders @ Katy Trail. Dubbed “Beyond the Boulders,” the $12 million, 74-unit second phase ups the ante for luxury living in metro St. Louis with six new floor plans plus an abundance of amenities. And this Sunday, April 19, the St. Louis-based developer Mills Properties will premiere the second phase of its top-tier condominium community, The Boulders @ Katy Trail, with a community celebration from 11 a.m. to 5 p.m. “I hope the sun gods will smile on us this weekend,” said a hopeful Rennie Mandernack, sales manager at The Boulders. The debut of Phase II includes a ribbon-cutting, raffle prizes, food and beverages, and a grand opening special offer for buyers: the choice of a 50-inch plasma TV or $1,000 toward moving costs. “This is a community with something for everyone,” according to Mandernack. “We’re attracting homeshoppers and buyers ranging from empty-nesters to young professionals.” In the new units, Mills has taken the options that are popular in the original plan and added those upgrades as standard fare. “About the only choice buyers have to make is between the light-maple laminate flooring and the hardwood flooring. And owners can also add more garage space.” It was an easy choice to expand the community. “For the last 18 months, homes at The Boulders have remained in high demand,” said Bruce Mills, chairman. “Nearly 60 percent of the 240 original units have been sold and steady sales continue. The time to invest is now.” Beyond the Boulders builds on the successful sales of Phase I’s three-story stone and stucco buildings, which host a combination of one-, two- and three-bedroom garden-style, townhouse and loft condominiums. All units feature island kitchen centers with granite countertops and designer-wood cabinets, crown molding, built-in bookcases, energy-efficient GE appliances and French doors that open to balconies overlooking the artfully landscaped grounds. Designed by Tulsa, Okla.-based Parker Associates and built by Pantheon Construction, a subsidiary of Mills Properties, the new condominium homes range in size from 750 to 1,400 square feet and aim to exceed expectations with new standard-setting finishes including 100 percent energy-efficient furnaces, elevator access and built-in bathroom towel warmers. They will be priced from $143,500. New owners will have full access to all community amenities at The Boulders, including a 24-hour business center, a media room with theater seating for special events, a lounge with full kitchen, an equipped fitness center, a massage room, indoor and outdoor swimming and a car wash. Units begin with the one-bedroom, one-bath Park City model and range all the way up to the two-bedroom 2½-bath Deer Valley townhome. Each of the models offer several choices of floor plans. Private stairs lead from the second- and third-floor homes to the individual garages. The Boulders is located at the intersection of St. Louis and St. Charles counties, just over the Page Avenue Extension bridge. Homes in the first phase are priced from $129,000. And if Beyond the Boulders is not enough of a good thing, Mills Properties recently unveiled their “$8K + $8K” financing plan. First-time homebuyers have an unprecedented opportunity at The Boulders @ Katy Trail.
