The waiting game is over and luxury homebuyers are coming out and are ready to buy. At least, that’s what Dennis Hayden, president of Hayden Homes, is seeing at his upscale communities, in particular, at the Summit at BaratHaven and Manors at Magnolia in St. Charles County and Vandiver Place in Town and Country.

“Traffic is building at the Summit at BaratHaven and Manors at Magnolia and we recently sold out at Vandiver Place,” Hayden said. “Consumers are returning to the market to take advantage of the extraordinary opportunities available. New home prices have pretty much bottomed out and buyers have the opportunity to get their dream home at the lowest possible price with a great rate on their mortgage.”

Kristin Hayden Ruebsam, director of marketing, agreed. “This is the most promising activity we’ve seen in a long time.”

“Several buyers are motivated to make a decision because they want to be in their new home by the start of school,” Hayden said. To ensure a sale, people are pricing their homes to sell. “They realize they can more than make up on the new home whatever they feel they are sacrificing on the old home.”

Such is the case at Hayden’s Summit at BaratHaven and Manors at Magnolia, where the portfolio consists of nine luxury models -- three ranch designs, four 1.5 stories and two, two stories -- with prices starting at $318,500. Homes range from 2,079 square feet to more than 4,500 square feet, and customization is welcome. On display at The Summit are the Durham ranch and Pendleton 1.5 story. At the Manors is the Saratoga 1.5 story.

The displays are shown with numerous luxurious features, full of thoughtful details. For example, located just inside the Pendleton’s three-car, front-entry garage, is the home’s communication center -- a place where “homeowners can come in and put their brief case, purse or laptop down and keep them out of the kitchen,” Hayden said. The first-floor master bedroom suite is also presented with a twist -- a coffee bar, fireplace, and a direct route to the adjoining library. The private, upstairs step-up bedroom is also very popular, Hayden said.

“This bedroom makes the Pendleton multi-generational,” said Ruebsam. “It’s perfect for an independent parent or older child.”

The optional, first-floor guest suite in the Durham ranch serves the same purpose, Hayden said. Featuring it’s own side porch, this remotely located bedroom and entry offers enhanced privacy.

At The Manors at Magnolia, which is convenient to both Highway 40/64 and Interstate 70, homesites are one-third of an acre or greater, and amenities include a pool, cabana and multi-purpose sport court. Available for immediate move-in is the Saratoga display, sale priced at $673,858 -- a discount of $60,000.

The displays at BaratHaven are open from 11 a.m. to 5 p.m. daily, and the Saratoga at Magnolia is open Sundays 11 a.m. to 5 p.m. For more information, call 636-300-4047.
