Homes noted for excellence at The Villages of Yorktown

Homebuyers are taking notice of Lindbergh Properties’ newest community, The Villages of Yorktown in House Springs. And for good reason. Not only is it conveniently located near Gravois Bluffs shopping center, but it features a community swimming pool and clubhouse, as well as a portfolio of nine well-designed, reasonably priced floor plans. The community was such a hit at the Home Builder Association’s 2008 Homer Awards that the overall site plan and each of the four displays were awarded Homer Awards. In addition, two of the displays recently won Ultimate Home Tour People’s Choice honors. The Rose, a three-bedroom, two-bath split foyer ranch was a double winner in the competitions. This 1,064-square-foot home is both functional and eye-pleasing, and starts at $158,750, said Michelle Isakson of Lindbergh Properties. Highlights include a combination dining room and kitchen with generous cabinetry and counter space and a large bay window in the master bedroom. Additional square footage may be gained by finishing the lower level. “Our most popular ranch at Yorktown is The Lilac,” Isakson said. “It’s a classic Midwest floor plan with three-bedrooms and two-baths.” Open and airy, the 1,250-square-foot display is shown with a fireplace in the living room, vaulted ceilings, and a master suite that includes a large bay window and a private bath with separate soaking tub and shower. The base price is $169,900. The remaining displays are both two stories. The three-bedroom, 2˝-bath Dogwood is 1,638 square feet and is shown with a fireplace in the living room, a kitchen/breakfast room combo, and a spacious master bedroom suite with luxury bath. “For a limited time, Lindbergh is offering a special on the Dogwood,” Isakson said. “Homebuyers can now receive the optional fourth bedroom for free, a $4,900 value.” The base price of the home is $179,900. “The Orchid is our largest home at 2,095 square feet,” she added. “It features a really nice open floor plan with a beautiful spindled staircase and a dramatic two-story entry foyer and living room.” The wall of windows in the living room invites a healthy amount of natural light into the home, and upstairs, a loft-like landing leads to the bedrooms. Prices start at $204,465. “We have very good standard features at The Villages of Yorktown,” Isakson said. “You can get a very nice home at the base price.” The list includes two-car garages, basements per plan, concrete driveway, maintenance-free vinyl siding, gas range with hood, dishwasher, disposal, double stainless-steel kitchen sink, cultured marble vanity tops, smooth interior walls, double-insulated windows with screens, and R-13 wall and R-30 ceiling insulation. Homebuyers can save money on their new home by participating in Lindbergh Properties’ sweat equity program, which allows buyers to seed and straw their own lot, as well as paint the home’s interior in exchange for a 3 percent credit at closing. “Buyers can close on the lowest price home, The Rose, for as little as $199 out of pocket,” Isakson explained. “We provide all of the materials and interested buyers provide the labor. It’s an easy paint job, too, done before the cabinets and flooring are installed.” In addition, a lease-purchase program is available on The Rose and The Goldenrod three-bedroom, two-bath ranch. Under this plan, individuals can rent either model for one year with a 50 percent rent credit toward the purchase price. “This program has been really successful for people,” Isakson said. “It helps people with less than perfect credit buy a home by creating a rental history for them.” Once complete, The Villages of Yorktown will consist of four separate villages with 297 homes. The first phase of 97 homes is now open. Display hours are 11 a.m. to 5 p.m. daily.
