Up to $45,000 in price reductions at Hayden’s The Summit at BaratHaven

If you've always wanted a Hayden home, you won’t find a better price than right now. “In October we reduced our prices at The Summit at Barathaven to the $400,000s and added four popular models to the mix,” said President Dennis Hayden. Now through an agreement with his lender, he said, Hayden has been able to bring prices down to the low $300,000s. “We’re trying to make the purchase of a new Hayden home as affordable as possible.” The Summit at BaratHaven is a private enclave of 50 homesites on the northeast corner of the 240-acre McEagle Life Works community along Highway 40 just west of Highway K in St. Charles County. Residents enjoy a 15-acre stocked lake, miles of walking trails and an abundance of natural scenery that is part of the Great Rivers Greenway District, a system of greenways, parks and trails. “The average price of an existing home in The Summit is around $675,000,” Hayden said. Buyers who take advantage of this special price reduction can move into a beautiful, established community at “the best price possible and a savings of almost 30 percent,” he pointed out. For example, the very popular Durham single-story design with three bedrooms, 2-1/2 baths, a study and a two-car side-entry garage, was priced from $429,500 in December. Now this model from the Summit Portfolio, with a whopping 3,111 square feet of living space, is priced from $391,500, a reduction of $38,000. A “Signature Ready” version of the Durham is available for quick move-in on homesite 2 and is just waiting for your signature on the contract (get it?). Filled with the kinds of high finishes and appointments that discriminating buyers expect in a Hayden home, the Durham includes a covered deck with see-through fireplace and screened porch on the walkout lower level. The home backs to the lake and woods and has been reduced from the original price of $817,725 to $722,725. Also ready for move-in is a custom version of the Durham on homesite 14. This is the home that was featured on national TV and the New York Times for its main-floor guest suite plan option. With custom treatments throughout, this version of the Durham boasts 5,450 square feet that includes the guest suite with private bath, the master suite, two bedroom on the main floor and two more bedrooms on the finished lower level, four full baths and two half baths and a three-car side-entry garage. Orginally priced at $870,362, it is now $775,362. The story-and-a-half Pendleton display, which starred in the grand opening of The Summit at BaratHaven last year, is now for sale. The Pendleton represents Hayden’s Heritage Portfolio that includes its trademark “Family Kitchen” design with open hearth room. The story-and-a-half home offers four bedrooms and 4-1/2 baths, plus a study, on 4,565 square feet and is the largest home in the Heritage collection. A front-entry three-car garage is standard. Replacing the penultimate Pendleton is the Greenbriar model with Hayden’s new English Cottage elevation. The 3,831-square-foot story-and-a-half is the No. 2-selling model and has four bedrooms, a study, 3-3/4 baths and a front-entry three-car garage. The base price on the Greenbriar has been reduced by $16,000 to $457,500. “With only 50 homesites The Summit is very private,” agreed Kristin Hayden Ruebsam, director of marketing, “but you can enjoy the greater community with its parks and lakes, and students can walk to Barat Academy.” The independent Catholic high school’s athletic fields are available to residents when not in use by the school, she noted. To visit, take Highway 40 to the Highway K exit and go north to left on Technology Drive and continue to right on BaratHaven Boulevard to right on Henning Road.
