It sounds like a simple concept, but it’s an idea that Mills Properties has embraced at The Boulders @ Katy Trail, and taken a step further with its new Beyond the Boulders phase. Extraordinary amenities and services have taken a starring role at the popular condominium community just across the St. Louis border in St. Charles County.

People who buy at The Boulders can have it all: their dream home (13 floor plans, customizable finishes), no yard work or outdoor maintenance (courtesy of the grounds crew), entertainment/activities just steps away with a pool, 24-hour fitness center, putting green, theater room, etc.; and it’s all financially accessible.

“The Boulders is a great match for individuals seeking an active lifestyle with minimal home maintenance,” according to Rennie Mandernack, sales manager for The Boulders. “Professional groundskeepers care for the artfully sculpted landscaping and the lakes and water features that dot the property. Residents have unlimited access to the 24-hour fitness center, putting green and tennis/basketball courts, plus, the outdoor pool has been open since late April and won’t close until early October.”

With the grand opening of Phase II, Beyond the Boulders, the number of floor plans and optional custom finishes have nearly doubled. Buyers across all income brackets have an opportunity to customize their new home, with prices ranging from the $120,000s to $270,000s. As Mandernack noted, “We’re attracting homeshoppers and buyers ranging from empty-nesters to young professionals.”

In the new units, Mills has taken the options that are popular in the original plan and added those upgrades as standard fare. “About the only choice buyers have to make is between the light-maple laminate flooring and the hardwood flooring. And owners can also add more garage space,” Mandernack said.

Beyond the Boulders builds on the successful sales of Phase I’s three-story stone and stucco buildings, which host a combination of one-, two- and three-bedroom garden-style, townhouse and loft condominiums. All units feature island kitchen centers with granite countertops and designer-wood cabinets, crown molding, built-in bookcases, energy-efficient GE appliances and French doors that open to balconies overlooking the landscaped grounds.

Designed by Tulsa, Okla.-based Parker Associates and built by Pantheon Construction, a subsidiary of Mills Properties, the new condominium homes range in size from 750 to 1,400 square feet and aim to exceed expectations with new standard-setting finishes including 100 percent energy-efficient furnaces, elevator access and built-in bathroom towel warmers. They will be priced from $143,500.

Units begin with the one-bedroom, one-bath Park City model and range all the way up to the two-bedroom, 2.5-bath Deer Valley townhome. Each of the models offer several choices of floor plans. Private interior stairs lead from the second- and third-floor homes to the individual garages.

For a limited time, first-time homebuyers who purchase at The Boulders @ Katy Trail may be eligible for up to $8,000 in federal tax credits toward the purchase of their new home thanks to the American Reinvestment and Recovery Act. Mills Properties is sweetening the deal by offering an additional $8,000 toward closing costs, upgrades and condo fees for anyone purchasing a home at The Boulders.

“The $8K + $8K financing plan creates unprecedented opportunity to join the everyday luxury lifestyle at The Boulders,” pointed out Mandernack. “Thanks to the new definition of first-time buyers outlined in the stimulus package, an even greater number of homebuyers are eligible for up to $8,000 in federal tax credits.”

Another opportunity is the Rent-to-Own program, which allows potential homeowners to “test drive” life at The Boulders while putting a portion of their monthly rent payments toward a down payment.
