Sit back and enjoy the view at Touchstone Homes’ Laurel Bluffs

Even without the leaves filling out the trees, it’s easy to see the attraction to Laurel Bluffs. Touchstone Homes’ President Mark Teitelbaum didn’t know just how good he had it until he started developing the property a few years ago. “I want to say that I knew what we were getting into, but until we started the prep work, I didn’t expect to see what we found. I loved it. Still do.” And after 30-plus years in the home-building industry, he should know what he’s talking about. Laurel Bluffs in North County is just minutes from McDonnell Boulevard and Interstate 270 on Dunn Road, perched on a wooded bluff overlooking the Missouri River bottoms. The private subdivision of 47 homesites uses a single entrance. Prices for the eight ranch, story-and-a-half and two-story models start in the $230,000s and living space ranges from over 1,600 to 3,000 square feet. The homesites are situated for the best views and are surrounded by common ground, so that very few homes will back to another. The two-story Seneca display, now for sale, resides on a prominent site at 11 Upper Laurel Bluffs Court. Community Sales Manager Lori Vinciguerra offered homebuyers a chance to “drop by before the Super Bowl and take a look around. I’ll be here.” In case football happens to come first, she’s also at the display daily from 11 a.m. to 5 p.m. The 2,823-square-foot, four-bedroom, 2-1/2-bath Seneca is priced from the $260,000s. Vinciguerra is especially proud of the display’s two-story entry foyer, making sure to point upwards as she entered. She also made note of the arched columns. A side-mounted, switchback staircase maximizes first-floor living space and provides an elegant separation between the family room in the rear. The positioning of the dining room in the back of the home, where most would normally find a kitchen, takes advantage of the community’s breathtaking views. Hand-crafted bookcases flank the fireplace in the family room. The Seneca is shown with an optional sunroom off the kitchen. This space can also be completed as a hearth room with a fireplace. Upstairs the Seneca boasts four bedrooms and a laundry room. “One of the benefits of this two-story is that you can have the laundry room conveniently nearby,” Teitelbaum said. The for-sale display has a double-doored master suite with coffered ceiling, walk-in closet and upgraded master bath with separate tub and shower and double-bowl vanity. Two of the secondary bedrooms have walk-in closets and are connected by a Jack-and-Jill bath and the third has a private bath. Professionally decorated with upgraded features often found in a display, the Seneca is sale priced at $327,800, which includes over $95,000 in discounts. Another great reason to check out Laurel Bluffs is the Bedford ranch inventory home on lot 9, pictured on the cover. According to both sales manager Vinciguerra and builder Teitelbaum, this model is very popular. With the upgraded Andersen wood windows and the available three-car garage, both believe this home will sell very soon. Added Vincigeurra, “People seem to appreciate all these extras. And we’ve seen in increase in foot traffic since the first of the year. Things are looking up.” Detailed in brick and stone (one of the new front elevations offered on most of the models), the Bedford is a 1,924-square-foot, expanded three-bedroom, 3-1/2-bath home with a another 1,400 feet of finished living space in the walkout lower level. The main floor includes a vaulted great room and 9-foot ceilings throughout, fireplace, wood flooring in the kitchen and breakfast room, stainless steel Kohler kitchen appliances, 42-inch maple cabinets, a coffered ceiling in the enlarged master bedroom, and adult-height vanities in all the bathrooms. The master bath includes drywall niches/nooks above the marble tub. Another bonus - a Jack and Jill bath - that connects two of the bedrooms. The lower level includes a spacious rec room, walk-behind wet bar, bedroom, full bath, and abundant storage space. From the fourth bedroom, Teitelbaum was able (and quite pleased) to point out the treeline along the Missouri River off in the distance. The Bedford has been reduced in price to $297,500, a savings of over $86,500. Through a special financing program, qualifying homebuyers can get a desirable 3 percent rate the first year, 4 percent the second year and a fixed 5 percent for years 3-30.
