Lindbergh offers low prices, financing options at Villages of Yorktown

“There are plenty of people wanting to buy a home right now,” said Michelle Isakson of Lindbergh Properties Construction. “Some are just having trouble getting financed.” Lindbergh Properties decided a little creativity was necessary in order to drive sales to their Villages of Yorktown community in House Springs -- and to help people buy new homes. Now the company is offering homebuyers a chance to save money by participating in a sweat equity program, which allows buyers to seed and straw their own lot, as well as paint the home’s interior in exchange for a 3 percent credit at closing. “Buyers can close on the Rose, a three-bedroom, two-bath, split-foyer ranch, for as little as $199 out of pocket,” Isakson explained. “We provide all of the materials and buyers provide the labor. It’s an easy paint job, too -- done before the cabinets and flooring are installed.” The company also introduced a lease-purchase program on the Rose and the three-bedroom, two-bath Goldenrod ranch. Under this plan, individuals can rent either model for one year with a 50 percent credit toward the purchase price. Rent starts as low as $1,150 per month, with $6,900 rolling over into a home loan at the end of the lease, Isakson explained. “It’s hard to buy a new home in the $150’s, but our lease-purchase program is helping people who don’t qualify for a mortgage. It gives them the time they need to get a mortgage and keeps them from throwing money away on rent.” The promotions have been very successful for homebuyers, as well as Lindbergh Properties, Isakson said. “We’ve been selling at least one home a week.” Not only are homebuyers finding great money-saving incentives at Villages of Yorktown, but an attractive community featuring a swimming pool and clubhouse, as well as a portfolio of nine floor plans. The 1,064-square-foot Rose is both functional and eye-pleasing, said Isakson. It starts at $158,750. Highlights include a combination dining room and kitchen with generous cabinetry and counter space, and a bay window in the master bedroom. “Our most popular ranch is The Lilac,” Isakson said. “It’s a classic Midwest floor plan with three-bedrooms and two-baths.” Open and airy, the 1,250-square-foot display is shown with a fireplace in the living room, vaulted ceilings, and a master suite that includes a bay window and a private bath with separate soaking tub and shower. The base price is $169,900. The remaining displays are both two stories. The three-bedroom, 2.5-bath Dogwood is 1,638 square feet and is shown with a fireplace in the living room, a kitchen/breakfast room combo, and a master bedroom suite with luxury bath. “For a limited time, Lindbergh is offering a special on the Dogwood,” Isakson said. “Homebuyers can receive the optional fourth bedroom for free, a $4,900 value.” The base price of the home is $179,900. “The Orchid is our largest home at 2,095 square feet,” she added. “It features a nice open floor plan with a beautiful spindled staircase and a dramatic two-story entry foyer and living room.” The wall of windows in the living room invites a healthy amount of natural light into the home, and upstairs, a loft-like landing leads to the bedrooms. Prices start at $204,465. Once complete, the Villages of Yorktown will consist of four separate villages with 297 homes. The first phase of 97 homes is now open.
