It’s not exactly a case of the “cart before the horse,” but Greater Missouri Builders’ newest community is glad to have the Wildwood Town Center as a neighbor. Grover Crossing is a just-opened enclave of 35 villa-style homesites that GMB refers to as “Luxury Lifestyle Homes.” In fact, they have coined the phrase for their exclusive use.

Grover Crossing is located right off Old Manchester Road, less than a mile behind the new Wildwood Town Center, which features a Dierberg’s Market, banks, restaurants, offices and more. There’s even talk of new movie theater. Kim Whalen, sales and marketing director for GMB, said, “It’s nice to have the infrastructure in place before the homes are built. Usually, we’re the one promising that the daily needs and conveniences are ‘just around the corner.’ Having the town ahead of the builder definitely has its advantages.”

A monthly assessment of $150 covers grounds and building maintenance, common area utilities, administration fees, insurance (except personal property), and a replacement fund. But these lifestyle homes aren’t only for retired people who want to skip out on some yardwork. They are also ideal for families, including those with kids. A preschool adjacent to the quaint community proves just that. And with a long list of standard features and prices starting at $282,900, Grover Crossing might change a few minds about villa-style housing.

The Oak is a 1,500-plus-square-foot ranch that provides two bedrooms, an attached two-car rear-entry garage, 9-foot ceilings, and CertainTeed fiber cement siding. Aggregate stone front porches and walkways help to highlight the Craftsman-style exterior. Community sales consultant Larry Bleich pointed out that large decks and first-floor laundry areas are included in all of the homes. “You don’t see a lot of decks this size on new homes.”

Walking in from the garage, the Oak display presents the hearth/kitchen area with the optional fireplace and vaulted ceiling. The spacious kitchen offers plenty of counter and cabinet space. The master bedroom walks out to the deck, and provides a walk-in closet and a master bath with double sinks and standard adult-height vanities. The vaulted dining and living rooms open to the foyer and covered front porch. The second bedroom accesses the hall bath, which boasts a “sun tunnel” in the ceiling for extra daylight. A finished lower level provides extra living and storage space.

The next-door Hickory model is a 1.5-story, 2,500-plus-square-foot residence that is highlighted by the two-story great room and a loft. “These homes have the option of either two, three, or four bedrooms,” said Whalen. “And I really love the built-in shelving across from the open staircase. It adds a nice touch.” The main floor also includes the master bedroom and bath, a dining room and a kitchen with a stainless steel double-bowl sink.

A grand opening discount puts the Hickory listing price at $314,900. Other models in the lineup are the two-bedroom Arlington and Cambridge ranches starting at $290,900, and the Cambridge II, a 1.5-story, three-bedroom model starting at $321,900. All homes come with full “lookout” or walkout lower levels and attached garages.

According to Bleich, “I’ve had a lot of foot traffic through these displays. I’ve been pretty busy.” The Grover Crossing sales office is open from 11 a.m. to 5 p.m. Friday through Tuesday. Call 636-405-7300 for more information.

To get there, take Manchester Road (Highway 100) west past Clarkson Road. At the fifth stoplight, turn left on Taylor Road (at Wildwood Center), go to the traffic circle and make the first right turn. Grover’s Crossing is located three blocks on the left. From Highway 109, turn right on Manchester Road to the subdivision on the right.

Interested buyers will want to take advantage of grand opening discounts and the new $8,000 first-time home buyers incentive. In addition, the Carpenters District Council of Greater St. Louis is offering a limited number of $2,500 bonuses to buyers.
