As ice-cold temperatures become the norm, staying inside where it’s warm sounds like a better idea by the day. However, as nice as curling up with a warm blanket in front of the fireplace sounds, you can only do that for so long before cabin fever sets in. At The Boulders @ Katy Trail condominium community in close-in St. Charles, residents have nothing to worry about. There are plenty of indoor amenities within the clubhouse that will keep you busy all winter long including a heated, indoor pool; full-service, 24-hour fitness center; media room with 100-inch TV and stadium seating; billiards room; DVD library; business center with internet access; and massage therapy room. Perks such as an outdoor pool, putting green, mountain bike rental, multi-sport court, car wash and dog park are also available, but are much more enticing during warmer months. In addition, a cozy gathering space - complete with fireplace, coffee bar and holiday decor - is also located within the clubhouse. During daylight hours, the wall of windows along the back of the room provides a scenic view of the pristine grounds, in particular, the resort-style outdoor swimming pool, waterfalls and landscaping. Residents often use this common area to catch up with one another, as well as for hosting private parties. "There is such a sense of community here," said sales manager Brenda Browne, who has now lived at The Boulders @ Katy Trail for two years. "Our clubhouse has so many amenities, you don’t have to leave if you don’t want to. It’s all just a short walk away." When it is time to run errands, there is plenty to choose from nearby, she said. "We’re just minutes from Historic St. Charles, the Family Arena, shopping and restaurants." Strategically placed around the clubhouse are a dozen condominium buildings, situated to take advantage of the views. Within, seven unique floor plans are available: one, two or three-bedroom garden-style units, a two-bedroom townhouse, and a one-bedroom loft, ranging from 649 square feet to 1,305 square feet. The one-bedroom, one-bath Keystone model has been very well received and was recently awarded a People’s Choice Award in the HBA’s 2008 Ultimate New Home Tour. All units are designed with an open living area ideal for entertaining, and in select luxury models, such elements as arched entryways, electric fireplaces, built-in bookcases and computer niches add character and charm. An array of standard features can be expected in every home, including gourmet designer kitchens with 42-inch custom cabinetry and granite countertops, 9-foot ceilings with crown molding, adult-height vanities, walk-in closets, appliances, and a large balcony with an extra storage closet. Base prices range from $128,065 to $189,900. Monthly condo fees, which cover year-round grounds maintenance, waste pickup, snow removal, warranty service for one year, amenities and more, are scaled according to the condominium size. "There’s so much here - you have to come visit it to appreciate it," Browne said. "There’s not another development like The Boulders in St. Louis at such a reasonable price." Currently, developer Mills Properties is offering a special promotion for homebuyers. Those who purchase before the end of the year will receive two years of condo fees paid for and $5,000 toward closing costs and upgrades. In addition, The Boulders @ Katy Trail has recently earned Federal Housing Administration approval. For more information, call the sales office at 636-947-7777.
