Fischer & Frichtel showcases “green” value at upscale Spring Mill gated community

When you think of spring, you think of green. When you think of Spring Mill, homebuilder Fischer & Frichtel wants you to think of “GreenBuilt.”

Launched in April, the GreenBuilt program is being offered to homebuyers in several of Fischer & Frichtel’s residential developments, including Spring Mill. Fronting Muegge Road directly south of Wapelhorst Park, the gated neighborhood has become a preferred destination for St. Charles’ upscale homebuyers and is distinguished by its fashionable ambiance and 88 acres of spectacular scenery. Of the original 149 homesites, only about 41 are left.


According to community sales manager Jim Horton, “The GreenBuilt program is a perfect compliment to our company’s ideals. And it ties in well with today’s economy.” New GreenBuilt homes, which are certified in accordance with Model Green Home Building Standards, are expected to be at least 20 percent more efficient than homes constructed to traditional standards.

Among the energy-saving elements listed in the brochure are Tyvek Home Wrap to resist air and moisture infiltration; enhanced insulation and overall higher thermal properties (R-value); advanced flashing details; air-sealant packages; Low-E windows with protective coatings; “right-sized” energy-efficient heating/cooling system and sealed ducts; Energy Star qualified appliances; and water-conserving plumbing fixtures.

Horton also stressed the value of the home in relation to the location. “We’re just minutes from West County, where homes similar to these can be as much as $200,000 to $300,000 more. Our prices start in the mid-$500’s, and we’re keeping most buyers in the $600,000 to $700,000 range pretty comfortably. We like to think of ourselves as an extension of West County.”

Spring Mill is close to both the Katy Trail and Creve Coeur Lake on a historic piece of property dating from the fur-trapping era.

There are two home collections featured at Spring Mill, the ranch-style Freedom Home detached villas, and the Luxury Homes. “We’re close to being sold out of Freedom Homes. There’s only two properties left, with one of those under contract,” Horton said.

Three Luxury-style displays are on the market right now. A Cape Cod model, at 1852 Spring Mill Creek, is a 1.5 story offering four bedrooms and over 4,000 square feet of space. It is priced at $699,900, a savings of over $87,000. The Portland display at 2 Otto Court presents four bedroom and 3.5 baths. Discounted over $240,000, this 1.5-story home is now selling for $599,900. Homesite 3 shows a Chesapeake 1.5 story totaling over 5,300 square feet of living space for $899,000. This display at 6 Otto Court was originally listed at more than $1.1 million.

Business has been so brisk since Spring Mill opened 3.5 years ago that the displays were moved to the rear of the neighborhood. “People would drive in and think that the subdivision was sold out,” noted Horton. “Our extensive list of features really makes the value so great. And with the promotions we’re offering, it’s like we’re giving away up to $75,000 in options.” To top that off, he added, “We’ve had no price increase in two years.”

Horton also proudly pointed out that “we’ve met or exceeded all of our sales goals so far in 2009. I just sold a Showcase home three weeks ago for $900,000.”

No price increases. Good value. Green construction. Sounds like a winner.
